What you won’t pay
With One Fee Commercial Management there is no:
- Letting or leasing fee for a new tenant
- Lease renewal or option exercise fee
- Rent review fee
- Admin, sundry or monthly account-keeping fee
- Statement or EFT fee
- Routine inspection fee
- End-of-financial-year statement fee
- Outgoings budget or reconciliation fee
- Setup, onboarding or takeover fee
- Exit or termination fee: there’s no lock-in, and you can leave with 30 days’ written notice
- Fee for preparing breach or arrears notices
What is still a cost to the owner
Passed through at cost, with no mark-up: third-party costs such as contractors and repairs, your solicitor’s fees for leases or disputes, valuations, insurance, rates, levies and other property outgoings.
Paid advertising for a vacancy (for example property portal listings or signboards) is also separate: it is passed on at cost, and only spent with your prior approval. We will always get your approval before spending above an agreed limit.
No lock-in
Our appointment is ongoing, with no minimum term. You or we can end it with 30 days’ written notice.
The switch: five steps
- Talk it through. We look at your property, your leases and your current agreement. You get the fee in writing, on one line.
- Check your notice period. Your current appointment sets out how it ends. For a continuing management appointment in Queensland this is generally at least 30 days’ written notice, unless both parties agree to a shorter time. We give you a notice template to send.
- Sign a new appointment. You sign a commercial appointment of agent (Form 6A) with Yes Property & Finance, set to start when your current appointment ends.
- We collect everything. We arrange the handover with your current agent: tenant ledgers, leases and variations, keys and access cards, bank guarantees and security deposits, outgoings records and budgets, contractor details and any open maintenance.
- Tenants are told, and it’s done. We write to each tenant with the change of agent and the new payment details, then send you your first statement from us.
Questions owners ask
What exactly is the fee?
One commission of 5% + GST of the rent and outgoings we collect for you (base rent plus outgoings recovered from tenants). It is charged only on money actually collected. If it isn’t collected, there’s no commission on it. There is no minimum dollar fee.
Are there really no other fees?
No other fees from us. The only other costs are third-party costs that belong to the property (for example repairs, your solicitor, valuations, rates and insurance) and any paid advertising for a vacancy that you approve first. Both are passed on at cost with no mark-up.
What happens when a tenant leaves?
We market the space and lease it, and there is no letting fee. Paid advertising (such as portal listings or signboards) is not part of the flat fee. We give you a costed advertising plan, and nothing is spent until you approve it. Approved costs are passed on at cost, with no mark-up.
Do I have to tell my current agent myself?
The notice has to come from you as the owner, because the agreement is between you and them. We give you a simple template, and once it’s sent we deal with the agent directly on the handover.
How long does the switch take?
It depends on the notice period in your current agreement. For a continuing appointment in Queensland, notice is generally at least 30 days, or sooner if your agent agrees. If you are in a fixed term, it may only end early by agreement. We’ll read the agreement with you.
Will my tenants be affected?
They’ll get a letter from us with the change of agent and new payment details. Their lease doesn’t change. To guard against payment-redirection scams, we tell tenants to confirm any change of bank details by phone.
What about bank guarantees and bonds?
Security deposits held in the current agent’s trust account are transferred to ours. Bank guarantees are handed over as originals. Where a guarantee names the agent rather than you, we’ll arrange with the tenant to have it reissued.
Is there a minimum term or lock-in?
No. Our appointment is ongoing, with no minimum term. You or we can end it with 30 days’ written notice.
Terms and disclaimer
- Rate: 5% + GST of rent and outgoings collected, meaning base rent plus outgoings recovered from tenants. Charged only on money actually collected. No minimum dollar fee.
- Appointment: All management is under a written commercial appointment of agent (Form 6A) under the Property Occupations Act 2014 (Qld), which sets out the services, the fee and how the appointment ends. Fees in this offer apply only once set out in a signed appointment.
- Notice to your current agent: Owners need to check the termination terms in their current agreement. Under the Property Occupations Act 2014 (Qld), a continuing appointment (for example, ongoing property management) can generally be ended by at least 30 days’ written notice, or a shorter period if both parties agree in writing. A fixed-term appointment may only be ended early by agreement.
- Avoid overlap: Starting a new appointment before the old one ends can leave an owner liable for commission under both, or for damages. The new appointment should start after the current one ends.
- Existing commission terms: Some agreements include commission on leases or renewals the outgoing agent negotiated. Check your agreement for these.
- Trust money: Rent and security deposits are held in our trust account under the Agents Financial Administration Act 2014 (Qld).
- Retail tenancies: If a lease is a retail shop lease, the Retail Shop Leases Act 1994 (Qld) adds disclosure and outgoings requirements. We’ll identify which leases this applies to.
- Third-party costs: passed through at cost, no mark-up, with prior approval above an agreed limit.
- Advertising: Advertising costs are separate and approved by you first. Paid advertising for a vacancy is not included in the flat fee and is passed on at cost, with no mark-up.
- Term: ongoing (continuing) appointment with no minimum term. Either party can end it with 30 days’ written notice, or a shorter period if both agree in writing.
- General information only: This material is general information about the offer and Queensland appointment rules. It isn’t legal, tax or financial advice. Owners should read their current agreement and get independent legal advice before ending an appointment or signing a new one.
